Checklist
Use this checklist to stay on top of routine maintenance and prevent costly repairs by addressing issues before they become problems.
Inspect and Clean HVAC Systems
(This should be done every 3 months and every 2 months if you allow pets)
Clean Central A/C, Mini split, and window-type AC filter
Ensure thermostats are functioning correctly and are still connected to WiFi
Check that the air conditioning and heating work
Plumbing Inspection
Inspect the shower and bathtub to see that grouting and caulk are clean and free of mildew
Check the showerhead for mildew & water pressure
Ensure all faucets, showers, and toilets are functioning properly. Test all p-traps for leaks
Electrical Systems
Test all lights and replace any burnt-out bulbs
Check outlets and switches for proper operation
Safety Checks
Check the fire extinguisher shows the correct pressure and hasn’t expired
Check the batteries in smoke alarms and carbon monoxide detectors
Check security systems like burglar alarms
Open and close garage doors
Interior Maintenance
Check door hinges and handles throughout the property
Check furniture to be sure it’s sound, and tighten anything that’s wobbly
Test mattresses and bed frames for sags or squeaks. Look under the bed to ensure all slats are maintaining their structural integrity
Check that drawers and cabinets open and close properly
Check for any signs of damp, mold, or water damage, especially in bedrooms, kitchens, and bathrooms, or against exterior walls. Examine ceilings for evidence of leaks
Check that curtains and blinds open and close correctly
Check window and door screens for holes/damage
Check amenities like pool tables, games, etc., for damage or missing pieces (if applicable)
Thoroughly examine all walls, baseboards, and corners for paint chipping, fading, or needing touch-up. Please complete while on site
Check the fireplace works, the flue is clean, and all accessories (gloves, tongs, etc.) are in good condition (if applicable)
Check all sofa beds for proper working condition
Examine all furniture for staining, signs of wear, damage, smell, etc.
Test closet doors for proper working order
Ensure the first aid kit and mini tool set are full and under the kitchen sink
Examine all pots, pans, cookware, utensils, and drinkware for signs of wear & full inventory
Ensure each TV has the proper remote still on-site & turn each TV on and off
Exterior Maintenance
Examine the lawn for evidence of dead patches/chinch bugs. Prune plants, trees, and shrubs as needed
Check for weather-related issues in gutters and drains, etc.
Clean the barbecue grill (if applicable)
Check carports, garage doors, and fencing for damage and leaks. Lean on/push against railings to check they withstand pressure from all directions
Test the garage door opener system (if applicable)
Test safety railings and gates are secure
Look for pest holes in the ground that could be a safety hazard or undermine fence posts, etc.
Run the irrigation system and check for leaks
Check the fence for any holes and ensure it properly opens and closes
Clean the pool filter (if applicable)
